An outbuilding that is lived in full-time needs to legally comply with building regulations. Our brand The Annex by Green Retreats does comply and will be legal to live in full-time. We know that customers often use our Green Retreats garden rooms for occasional accommodation. A certificate of lawful development is a document for peace of mind that your building work is legal which can be helpful to provide to neighbours or potential future buyer of your home. This is not the same as planning permission, but because our building generally do not require planning permission and can be built under your permitted development rights then a certificate of lawful development can give reassurance that your investment is legal home extension.

@@greenretreatshi I would like to get a quote from you who do I contact? If the building is built within Regs and building control do you not need to still apply for planning to allow someone to sleep in it overnight?

Hi there, so glad you love Mel's garden art studio! The other door is used as a family storage space, storing household items and bikes etc. Mel opted for the TGO1 5.5m x 3m, the part the video is focused on is 3.5m x 3m. We hope this helps!

What's the average price range from small to larger annexe

Hi there 😊 Our Twickenham Hub showroom is a great place for those to visit who live in the London area and can't make it to our flagship showroom in Buckignhamshire! Our Bucks all weather showroom features 17 of our garden rooms on display for you to see in the flesh, including 8 buildings outside to see how they wear outside. We use a concrete pile foundation that is designed to use substantially less concrete - less concrete means less energy used to produce. Let us know if you have any further queries!

Hello Svetlana, thank you for your comment and apologies for the delayed response. Our highly efficient walls are filled with A* fire-rated natural Rockwool insulation. This Rockwool does not use any animal products and is made from sustainable stone.

Hi Amanda, thanks for your comment and apologies for the delayed response. All of our buildings come as standard with a free-standing oil-filled radiator. We also offer a variety of heating options including wall-mounted radiators, underfloor heating and air conditioning.

A greenhouse tube heater. Leave on all the time - a little over ‘frost’ or higher. Cheap and effective

Thank you for your comment and apologies for the delayed response. Planning permission is not normally required as our buildings fall under permitted development (built under 2.5m high externally). Most houses, even in conservation areas and areas of outstanding natural beauty (AONB), have permitted development rights. Flats and listed buildings have no permitted development rights, so will always need planning permission. Our team are on hand to assist through the entire process if you do happen to require planning.
